Multi-Family Construction Spotlight:
Bagdad Wood Senior Apartments
General Contractor: North Branch Construction
Bagdad Wood is a senior living community in Durham, NH, right next door to the University of New Hampshire. Tasked with the plumbing and gas piping for a 27-unit addition to the existing building, this project presents an opportunity for Team Legacy to partner with North Branch Construction to execute work on a job that will require significant logistics due to the fact that the facility is currently inhabited. Throughout the course of the project, the primary considerations will be the safety of the residents and the Quality of the work performed.
Phase 1: Building Drain Replacement
In order to support the 27-unit addition, phase 1 involved replacing the existing building drain to upgrade the capacity of the drain from 4” to 6”. In less than 2 days, Team Legacy installed 80ft of new 6” drain and over 30 reconnections to the existing drains. This phase was complicated by the fact that the building drain runs down an occupied hallway in the existing building. To allow residents to enter and exit their units safely during the replacement, heavy steel plates were used to safely bridge the saw-cut hallway.
Phase 2: Water and Gas Piping
Phase 2 involved running over 400 feet of domestic hot and cold water, recirc lines, and gas piping through the existing building to meet the addition. To get the 20-foot lengths of pipe to the second floor, North Branch cut a hole through the stairwell walls so Team Legacy could hoist them through a window. There were many jokes about hanging a motivational poster over the hole when the work was done. In advance of the work, Legacy built hangers into lengths of unistrut brackets to expedite the process.
